Situated in the heart of the Poitou Charente region of South Western France, La Maison de L’Impasse is a beautifully renovated Villa offering 3 large bedrooms and 2 bathrooms, set in the hamlet of Salles Les Aulnay, just a few minutes walk from the market town of Aulnay where you will find bars, shops and restaurants and within easy reach of the local towns of St Jean d’Angely, Niort and Saintes.

The property is set in a landscaped garden with private pool. Situated in a small hamlet in a rural location and surrounded by fields and countryside, it is centrally located for all local amenities as well as towns and beaches.

The owners do not live on site although they are just 10 minutes away.

Larger towns such as La Rochelle, Rochefort, Angouleme, Bordeaux and Poitiers are between 1 to 1½ hours drive away.

The area is ideal for exploring the Poitou Charente region. Rolling hills and very little traffic together with some of the best sunshine in France makes it ideal for walking and cycling. Being at the heart of the Cognac region numerous distilleries can be found nearby as well as local wine producers.

Numerous beaches are found within a relatively short distance, the nearest being Chatelaillon-Plage next to La Rochelle and is about 45 minutes drive.

Maison de L’Impasse offers spacious accommodation, and is set in beautiful tranquil gardens with private fully maintained pool and of course absolute peace and quiet.

There is a short, picturesque access lane leading up to the house, parking area and secret garden.

The accommodation comprises:

Living room of 24 sq metres, comfortably furnished with TV, English Sky freeview, video and DVD.

Dining room 13 sq metres.

Bedroom One: 24 sq metres, double bed with en-suite shower, wash basin WC and bath.

Bedrooms two and three: both 25 sq metres each including mezzanine floor. Bedroom three has double bed downstairs and 2 single beds on the mezzanine floor. Bedroom two has double bed on the mezzanine floor and 1 single bed downstairs.

Second separate shower and wash basin.

Second WC and wash basin.

There is a fully equipped modern kitchen, including dish washer, microwave, oven and hob, integrated fridge-freezer, sink and a utility room with washing machine.

There are several eating areas outside depending on how much sunshine you like, as well as an adequate dining room inside. To the rear is a large patio area for dining or just relaxing by the pool 9.5m x 4.5m.

Also to the rear is a private landscaped garden and large split level patio area. Beyond that is a large lawn with trees backing onto open fields and countryside.

The premises are non smoking.

Unfortunately, pets cannot be accommodated.

The pool is not heated.

Small children must be supervised in or by the pool and pool area at all times.

The owners do not live on site, although they attend to the pool and rear vegetable garden every couple of days and visits are normally made very early in the morning so as not to disturb you.
