The property is a stone built house dating from mid 1760’ set in a peaceful village of Meilhan sur Garonne some 80 metres from the actual river Garonne and some 60 metres from a canal. The village itself and the surrounding area are excellent for fishing; for your use and enjoyment there is a small fishing boat. It is also a large tourist area; activities include walking, swimming, cycling, river rafting. You find markets held weekly in the area, wine tasting and various fetes of seasonal fruit and vegetables. Supermarkets are within short distance away too; one in Marmande (13 km) and LaReole (10 km).

The village has also has a large sports hall with an outdoor swimming pool. In walking distance you find a village shop, patisserie, fine butchers, chemist, hairdresser, bank, post office, small petrol station and two bars – one of them on the canal bank.

The Atlantic coast is only approx 60 km away with superb beaches and restaurants. Other major towns in the area are Bordeaux (approx 70km), Saint Emilion (approx 50km).

The house has been fully renovated last year and is centrally heated.

The two bedrooms are of good size. The double bedroom has a super king size double bed, two bedside tables with lamps, built in wardrobe, dressing table and chair. The second bedroom has two single beds, bedside table, wardrobe and dressing table. The family bathroom has a large shower cubicle, sink with vanity cupboard, WC and bidet.

Downstairs you find a large open plan sitting area with a wood burning stove, TV, Hi-fi, DVD and video player and a large collection of English films; in the dining area there is a table and chairs to enjoy your meals.

The large galley kitchen is equipped with electric oven with grill, 4-burner gas stove, tabletop electric oven/grill, microwave, washing machine, and full fridge/freezer. It is also equipped with china, glassware and cutlery as well as cooking equipment, electric kettle, toaster, steam iron and ironing board.

Outside the back entrance accessible from the kitchen there is sheltered porch area adjacent to the house with BBQ and patio furniture. The property provides parking off the road for two vehicles.

General directions: From St Malo follow Toutes directions until you reach Rennes, Nantes then Autoroute towards Bordeaux, and then follow the signs towards Toulouse leaving Autoroute at junction 4 (La Reole). Follow road RN113 for Marmande into St. Bazeille into Meilhan sur Garonne.
