'La Base' is a beautiful large house half of which has been newly converted to create a quality and very comfortable gite. It comprises a large sitting room with a fully equipped kitchen area with full size gas cooker, washing machine, fridge/freezer, microwave and all kitchen and dining essentials. There are two double bedrooms one with a vanity unit; the other with doors leading to the garden. A shower room with modern hydro shower unit, bidet vanity unit and separate w/c.

Set in over an acre of mature gardens, with a further 4 acres newly planted with oak and walnut trees. The setting is tranquil with a wide range of bird life and yet still within walking distance (2 kms) of our friendly self-contained village of St Nicholas de la Grave.

The newly installed pool measuring 30 feet x 15 feet is for your enjoyment with occasional use by the owner. There is a solar shower and garden tables with chairs and sun loungers.

Situated in a very beautiful part of the country one can enjoy a wide range of activities. The two rivers which give our region its name meet less than 2 kms from our village forming a 1000 acre lake creating an attractive leisure area where one can hire boats. There are picnic areas, fishing, and walks round the lake, bird watching, pony trekking, a swimming pool and restaurant. A nine golf course is nearby with special terms for visitors including hire of clubs and trolleys.
The interesting and historic towns of Moissac, Castelsarrasin and Valance d'Agen are within 15 minutes drive where there are lovely markets, shops and restaurants and various caves for wine tasting
