Surrounded by nature in a conservation area, the villa offers total privacy and quietness. It is only 1,5 km to the local village of St Jeannet and 6 km to Vence and Saint Paul de Vence. The nearest supermarket is 2 km and the airport is a convenient 14 km. In the unlikely event that you would be tempted to leave the property, its location makes a perfect launch pad for exploring and enjoying the multitude of activities the region has to offer.

The Villa: This magnificent property was built in 1978, and offers charming, luxurious and extremely spacious accommodation on 3 half-levels, furnished to an exclusive interior standard, and definitely for the discerning guest. The living room with open fire place has a 3.8 m high ceiling, Sky satellite television, and B & O stereo & CD system, and both the formal dining room and the living room are very tastefully decorated with high quality furniture incorporating a touch of the far east, where the owner has spent many years.

The 30m²  American style kitchen is very well equipped with high quality fixtures, and offers an eating place for a table seating 4-8 with a magnificent sea view. From the kitchen and the living room you have direct access to a patio/terrace with dining table for 4-6 and, again, a magnificent view over the Riviera.

The 3 bedrooms are spacious, 18m², 12m² with exit directly to the garden and 11m²  with direct access to a 30m²  furnished sun deck, each with double bed, and there are 2 bathrooms and 2 WC's, and also a dressing room.

The villa also has a solarium and a sauna

Outside:

Situated 395m above sea level on a slope with a dominant south/south east position there is a 2000 m²  garden on several levels. There is a patio of 33 m², and ⅓ of the garden consists of a lawn with an automatic watering system with roses, oleander, jasmine, caprifoul, camellia, rosemary, lavender, lemon and mandarin trees and other flowering shrubs. The other ⅔ is a natural garden with oak trees and local wild flowers.

An extra dining area/morning breakfast table is situated on the middle level in the garden offering a choice breakfast corner with a magnificent view. It offers total privacy and quietness.

Experience the 180 degree dominant sea view, from east to south west, from Cap Ferrat to Cap de Antibes, over surrounding natural forest, a vine yard and and old château, as well as the High Alps. Truly breathtaking.

The swimming pool measures 4.5m x 9m (56 cubic metres) and has a large sun terrace, adjoining  the pool house, with a dining space for 12-14 persons, and there is, naturally, a barbecue.
