The property, part of a wine making Domaine has a truly exceptional position and is situated in 32 hectares of vineyard along the banks of the river Orb, just 3 kms from the centre of Beziers. This lively Mediterranean town is full of good restaurants and has a glorious flower market on Friday mornings. From the grounds one can see the majestic cathedral rising in the distance. It has a mature shady park with a private river beach, with a clearing on the bank at the back of the Domaine where you can fish or rent a canoe, to reach the sea via the river. There is a large private swimming pool (14 mtrs x 6 mtrs) and two games rooms, one with a billiard table, the other with table tennis table and ' baby foot'. There is already a BBQ but towards the summer the owner plans to create a summer kitchen with more outside showers and WC.

The Villa: was completely renovated last year and has simple but comfortable furnishings. The 65 square metre living/dining room is open plan with a magnificent fireplace, and huge sliding glass doors opening onto the lawn and swimming pool. The kitchen is divided from the dining room by an American bar, and is well equipped with dishwasher, fridge/freezer, cooker, oven and microwave. There is a W.C. off the living room.

Upstairs on the first floor, there are two spacious double bedrooms and two twin bedrooms, each having en-suite shower rooms with W.Cs, with a smaller single bedroom with a further pull-out single bed. Across the landing form this bedroom is a bathroom with bath, and a W.C. 
Also on this floor is a large sitting room / games room, and six steps lead up to the second games room. There is a large cupboard with tumble dryer. On the second floor is a very large bedroom with a double bed and a double sofa bed.
